How to Diagnose Your Pipeline Problem

Before you change your marketing, audit your last 20 enquiries. Ask these questions for each one:

  • Were they inside your build zone?
  • Did they have an approximate budget in mind?
  • Did they have land or were they actively looking?
  • What was their build timeline?
  • How did they find you?

If you can’t answer most of those questions, your enquiry process has a qualification gap. The issue isn’t lead volume. It’s that you’re measuring enquiries instead of qualified enquiries.

  2. Add friction to your enquiry form. Not so much that it puts real prospects off, but enough to qualify them. Ask for their land status, their approximate budget range and their intended build timeline. People who fill that in are serious. People who drop off weren’t your client anyway.
